How is noise and vibration controlled next to occupied buildings?
High-noise activities are scheduled around the occupant's timetable rather than the construction sequence, with the loudest work moved to holidays, weekends or out-of-hours periods. Where vibration could affect an adjoining structure, methods are selected to reduce it and monitoring is used to confirm limits are not exceeded.
Noise is the impact occupants notice most and the one most likely to stop a job.
A classroom next to a demolition is not a classroom. An office cannot take a concrete saw running through a meeting. And unlike dust or access, noise cannot be fenced off.
The timetable governs the sequence
The controlling document on a live site is not the construction programme. It is the occupant's timetable.
For a school that means exam periods, assemblies and the classes nearest the work. For a council facility it means bookings and events. For a station it means the operating timetable.
High-noise activities are placed in the windows where the impact is lowest: school holidays, weekends, out-of-hours periods, or the parts of the day when the adjacent space is empty.
That means the construction sequence is often not the most efficient one. It is the one that lets the occupant keep operating, which is the point of engaging a contractor who works this way.
Selecting the quieter method
Where the timing cannot move, the method can.
Saw cutting instead of breaking. Hydraulic splitting instead of percussive demolition. Smaller plant working longer instead of larger plant working loud. Pre-fabricating off site so the noisy operation never happens on site at all.
Each of these costs more in time or money and each of them can be the difference between a job that proceeds and one that gets stopped.
Vibration is a structural question
Noise is a comfort issue. Vibration can be a damage issue, and it is treated differently.
Where work occurs near an adjoining structure, particularly a heritage building or an older masonry one, the risk is assessed before the method is selected. Condition surveys record the existing state so any later claim can be assessed against evidence rather than memory.
Where the risk warrants it, vibration is monitored during the work against agreed limits, with an agreed response if a limit is approached.
This matters on the kind of work Monument does. Heritage buildings, rail structures and older institutional buildings are all sensitive, and the heritage approach starts with what the structure can tolerate.
Telling people first
Most complaints are about surprise rather than about noise.
An occupant told on Friday that Tuesday morning will be loud between nine and eleven can plan around it. The same occupant surprised on Tuesday complains, and the complaint reaches the client.
Notice, a stated duration and a named contact resolve most of it before it starts.
Recording it
Noisy work carried out inside the agreed windows, recorded as it happens, is the evidence that supports the contractor if a complaint is made after the fact.
