How is a roof replaced on a building that stays occupied?
The roof is replaced in sections small enough to be opened and made weathertight within a single work period, so the building is never left exposed overnight. Internal spaces below the active section are protected or closed, and the sequence is planned around the weather forecast rather than the construction sequence alone.
Replacing a roof over an occupied building is one of the few construction activities where a single mistake ruins the building underneath.
Everything about how the work is sequenced follows from that.
Sections sized to the day
The roof is never opened faster than it can be closed.
Each section is sized so it can be stripped, prepared and made weathertight within one work period. At the end of that period the building is watertight, whether the section is finished or not.
That constraint sets the size of the sections, which sets the duration of the job. A larger crew does not make it faster if the limit is how much can safely be closed before the end of the day.
Weather governs the start, not the finish
Each section is started against the forecast. A section is not opened on a day that carries a genuine risk of rain before it can be closed.
That means the programme carries deliberate float, and it means some days the crew does other work. The alternative is a wet building, and no recovery of the programme is worth that.
Protecting what is below
Even a controlled strip drops material. Ceilings, insulation and fixings all come out, and dust travels.
Spaces below the active section are protected with sheeting and containment, or closed for the duration, coordinated with the occupant so the closure is known in advance rather than discovered.
For a school, that coordination is against the timetable. A room closed for two days is manageable if the school planned for it.
Older buildings carry more than roofing
On any building of age, the roof is not only roofing.
Asbestos-containing material in roof sheeting, insulation, guttering or eaves linings is common in buildings of a certain era, and it changes the process entirely. It is identified before work starts, and removal proceeds under the licensed process rather than as part of the roofing works.
Structural condition is the other discovery. Roof framing hidden for decades sometimes needs repair, and allowing for that in the programme is more honest than treating it as a variation.
Working at height above people
The building is occupied, which means the exclusion zone below the work is a permanent feature rather than a temporary one.
Edge protection, containment to catch material, controlled access below, and scheduling of the highest-risk lifts outside occupancy peaks. These operate under Monument's ISO 45001 certified safety management system.
Access and craneage
Roofing materials arrive by crane or hoist, and both need a standing position and a swing path clear of occupants.
On a constrained school or council site, that lift is planned like any other delivery into a live site, scheduled outside the busy periods and fully supervised.
Heritage roofs
On a heritage building, the roof is frequently part of what is significant. Materials, profiles and details may be specified to match, and the approval conditions may govern the method as well as the outcome.
That work proceeds under the same principles as any heritage refurbishment: record first, match the original, and do nothing irreversible without approval.
