Delivering in live and high-risk environments

How is construction delivered on a working university campus?

Around the academic calendar, with the work zoned away from teaching, study and event spaces and the heaviest work timed for the breaks between teaching periods. Monument's university work includes UNSW projects such as The Whitehouse Bar heritage restoration, and University of Sydney campus and Sydney University Union projects.

A university campus is a small city. Lecture theatres, libraries, labs, offices, cafes, bars and student spaces all run at once, and thousands of people move between them every day.

Building work on a campus has to fit around all of that.

The academic calendar sets the programme

The year on a campus has a clear shape. Teaching periods, exam periods, orientation, graduation and the breaks in between.

The loudest and most disruptive work is placed in the breaks. Exam periods are the most sensitive time of the year, when noise near a library or exam hall is not acceptable. The approach to those weeks is covered in working during exams and sensitive periods.

Many groups, one campus

A university is not one client in the way a single building owner is. Faculties, student unions, campus services and event teams all use the same spaces and roads.

Each of them can be affected by a project. A single point of contact on the construction side, and a clear plan shared early, keeps them all working from the same information.

Paths, deliveries and people

Campuses are built for people on foot. Busy paths, crossings and courtyards often sit right next to the work.

The work zone is fenced and signed, with clear detours where a path has to close. Deliveries and crane lifts are timed for quieter hours and controlled on the day, because a truck reversing across a busy path at the change of classes is the risk to avoid.

Older buildings and heritage

Many campuses have heritage buildings next to new ones. Work on an older building has to protect its original fabric while bringing it up to current standards.

In 2009 Monument delivered projects at the University of NSW, including the heritage restoration of The Whitehouse Bar. How heritage refurbishment is approached is covered in how heritage school and institutional buildings are refurbished.

Student spaces and hospitality

Bars, cafes and union buildings earn income and give students a place to meet. Closing one has a cost, and the timing matters.

In 2010 Monument delivered University of Sydney campus projects and Sydney University Union projects. Work on student and hospitality spaces is often timed for breaks, or staged so part of the space stays open.

When a building has to empty

Some refurbishments cannot be done with people inside. Then staff or students move to temporary space for a set time, and that move is planned with the university well ahead. The method is set out in decanting and temporary accommodation during works.

Where the campus work led

Monument's early university projects came before its move into government delivery, which began with the NSW Public Works panel in 2011. The skills carried across. A campus that stays open, a school in session and a station open to passengers all call for the same planning around people who are still there.
