About the company

What does director-led delivery mean in construction?

It means the people who own and run the company are directly involved in each project, on site and on the client calls, instead of leaving delivery to layers of management between the client and the work. At Monument, delivery is director-led and runs through a single point of contact, which is what lets a small core team serve institutional clients.

On a construction project, the client deals with whoever the contractor sends. In a large company, that person can sit several steps away from the people who own the business and make the final calls.

Director-led delivery closes that gap. The directors are involved in running the work, not only in winning it.

What it looks like day to day

Monument puts it simply: directors are on site and on the client calls.

That changes how decisions get made. When a problem turns up on site, the person who can approve the answer is already part of the conversation, so a school principal, a council project manager or a procurement officer hears from someone who can act on it.

Constructive thinking

Monument's operating philosophy is "Constructive thinking." It means analysing situations, making decisions and solving problems in a positive, productive way, and reducing the distance between ownership and delivery.

Director-led delivery is that philosophy built into the structure of the company. The full approach is described in Monument's approach and philosophy.

Builders who have held the tools

The model works when the directors know the work from the inside. At Monument, the team has held the tools and run the trades, and the company works a step ahead of those trades.

That experience shows up in the planning. Someone who has run a trade knows how long the work takes, what has to be in place before it starts and what goes wrong when it is rushed.

One contact, one account

Monument manages projects end to end through a single point of contact, joining project control, project management and construction. The client hears one account of the job from one person, instead of different versions from different departments.

Why it suits public work

Monument's clients are NSW government departments, councils and major institutions, and most of its projects are delivered inside live, occupied or operational sites.

On those jobs, decisions often have to be made quickly and carefully, because a school, a station or a park is still being used around the work. A director close to the project is what makes that possible.

Accountability sits with the owners

As a principal contractor, Monument holds the head contract and carries accountability for programme, quality and safety end to end. Director-led delivery means that accountability sits with the people who own the company. The duties of the role are set out in what a principal contractor is responsible for.

The scale that keeps it possible

Director-led delivery depends on a business staying a size where the directors can stay close to every job. Monument is a boutique principal contractor with around 50 active projects across eight capability categories, and its philosophy is what lets a relatively small core team serve institutional-level clients.
