How is ceiling replacement handled in an occupied building?
Ceiling replacement is staged room by room out of hours, with the space handed back usable at the end of each shift. Services above the ceiling are surveyed before the grid comes down, and access panels are set out to suit maintenance access rather than the ceiling layout.
Replacing a ceiling exposes everything the building has hidden above it, which is why the survey matters more than the ceiling.
What sits above a ceiling
Air conditioning ductwork and diffusers. Sprinkler pipework and heads. Electrical, data and fire detection cabling. Speakers, sensors and emergency lighting. Occasionally structure nobody documented.
Every one of those is affected by taking the ceiling down and has to be reinstated, re-supported or relocated.
Which is why a ceiling replacement is surveyed properly before a single tile is removed. Removing a grid and then discovering the sprinkler drops were supported off it is how a straightforward job becomes a shutdown.
Staging in an occupied building
The work is done room by room, out of hours where the space is in use during the day, and the room is handed back clean and usable at the end of each shift.
That means the grid, the services reinstatement, the tiles, the lighting and the clean happen within one work window per space rather than across several. A classroom or a ward left half finished overnight is not available in the morning.

Fire and acoustic performance
A ceiling is frequently part of the building's fire separation or its acoustic separation, and the replacement has to maintain both.
That affects the tile specification, the way penetrations are sealed, and the junction detail at a wall that continues above the ceiling line. It is not a finishes decision.
Access panels
The most common complaint about a new ceiling is that the access panels are in the wrong place.
They get set out to suit the ceiling grid, because that is tidy, rather than to suit the valve, the damper or the junction box somebody will need to reach in two years.

Asbestos
In buildings of a certain age, ceiling tiles, the material above them and the fixings can all contain asbestos.
Nothing comes down before the register is checked and, where the register is silent, before the material is sampled. Where it is present, removal is by a licensed contractor under the appropriate controls and the programme accounts for it rather than absorbing it.
Working over occupied space below
Dust, debris and falling material are the risk, and the protection goes in before the work starts: containment, floor protection, and removal of anything that cannot be covered.
