How is demolition and strip-out managed in an occupied building?
Strip-out in an occupied building is planned around containment, structure and services rather than around speed. The hazardous materials register is checked first, the structure is verified before anything is removed, services are isolated and proven, and the area is separated from the occupied space.
Demolition in an empty building is a production exercise. In an occupied one it is a containment exercise with demolition inside it.
Before anything comes out
**The hazardous materials register.** Asbestos, lead paint, synthetic mineral fibre. In any building of age the register is checked and, where it is silent or the material is unexpected, the work stops and the material is sampled.
Finding asbestos mid-strip-out on an occupied site is the event that closes a building, and it is avoidable by checking properly first.
**Structural verification.** What is loadbearing and what is not, confirmed by an engineer rather than assumed from the drawings. Walls get added over a building's life and some of them end up carrying load nobody intended.
Temporary support goes in before removal, not after something moves.
**Services.** Live services run through walls and ceilings that are coming out, and in an occupied building some of them serve the parts still in use. Isolation is proven at the point of work, not assumed from a drawing.
The drawings in an older building are frequently wrong, which is the single most reliable fact about them.
Separation from the occupied space
**Physical separation.** Hoarding or partitioning that is properly built rather than taped plastic, with a lockable door and the correct fire performance where the separation crosses a fire compartment.
**Dust containment,** including negative pressure where the work warrants it, and sealing of the ceiling void, which is the route dust travels between spaces in almost every building.
**Noise and vibration management,** timed around what is happening in the occupied space. On a school that means the [exam and assessment periods](/answers/working-during-exams-and-sensitive-periods). In health it means the clinical programme.
**A separate route for material out,** which does not cross the occupied building's circulation. Where it must, it happens outside occupied hours.
The programme
Work is sequenced so that at the end of every shift the site is safe, separated and left in a state the building can operate around.
Nothing is left partially demolished with an exposed edge, an unsupported element or an open service. That discipline costs time within the shift and it is what allows the building to keep running.
Waste
Segregated on site, with the recoverable material separated rather than everything going to one skip.
On public projects the waste reporting is usually a contract requirement, and it is much easier to report accurately when the segregation happened at the source.
What gets found
Every strip-out in an older building finds something: an unrecorded service, a structural element that is not on the drawing, water damage behind a lining, or a previous alteration done poorly.
What matters is how fast that gets resolved. Monument is director-led on site, so a decision about an unexpected condition is made while the crew is still there rather than the following week, which is what keeps a discovery from becoming a delay.
The end state
The area is handed to the following trades clean, with the structure verified, the services capped or live as required, and a record of what was found.
