How is wet weather managed on a fixed-window construction programme?
Weather is planned for rather than absorbed. Programmes on fixed windows are sequenced so weather-dependent work sits early with float behind it, site drainage and covered work areas are established at the start, and recovery options are agreed with the superintendent before they are needed rather than negotiated after the delay.
On a normal programme, wet weather costs days. On a fixed window it can cost the handover, because the date the site returns to the client is not movable.
A school reopens on the first day of term whether the work finished or not. A park has an event booked. A station has a possession that closes.
The sequence carries the risk
The work most exposed to weather is scheduled first, with float behind it, not last with the handover behind it.
Earthworks, asphalt, concrete, roofing and anything that needs a dry substrate go early in the window. Internal work, fitout and finishing sit at the back, because they can continue while it rains.
That ordering is often the opposite of the most efficient dry-weather sequence. It is chosen because it is the sequence that survives a wet week.
Site establishment decides how fast a site recovers
The difference between a site that loses one day to rain and one that loses four is drainage and access, and both are established before the work starts.
Temporary drainage that moves water off working areas. Hardstand and access routes that stay trafficable when the ground is saturated. Covered areas where materials and preparation work can continue. Protection over completed work so it is not damaged while the next section waits.
None of this is visible on a programme. All of it decides the recovery rate.
What continues in the rain
More than people expect, if the site was set up for it.
Work inside an existing building continues. Work under cover continues. Preparation, setting out, procurement and off-site fabrication continue. Demolition and strip-out usually continue.
The work that stops is a shorter list than the work that carries on, and keeping the second list moving is what protects the programme.
Recovery is agreed in advance
The conversation about extending hours, adding weekend work or resequencing is far easier before it is needed.
On a live site, extended hours are not automatically available. A school may permit them, a residential neighbourhood may not, and a rail possession certainly will not. Knowing which levers exist, and what approvals each one needs, is part of planning the window rather than a response to losing it.

A client on a fixed window needs to know where the programme actually sits, not at the end.
Weather days recorded as they occur, against the affected activities, with the recovery position stated. That record is maintained through the Integrated Management System, so the position is the same document every time rather than a fresh estimate.
Why it matters more on this work
